| | Andreola Farms, Inc. Andreola Alfalfa Farms is located approximately 13 miles west of Austin, Nevada on State Route 722 in Upper Reese River Valley. The small historic town of Austin offers public schools, churches, restaurants and basic services. Fallon is about an hour away and Reno, two hours. Both offer major metropolitan services. There are ±1900 deeded, water-righted acres for cropland development. To date, ±1200 acres are planted in alfalfa and small grains. An additional 400 acres has been brushed, leveled to some extent, and fenced and is ready for crop development.
Irrigation The Andreolas have installed pivot irrigation, planted oats and then alfalfa as they develop the property. Currently, nine center pivots irrigate the crops, using one Gifford Hill and eight Zimmatics. All are in good condition and upgraded as needed. The pivot wheel tracks and most of the farm access roads are graveled. Each pivot has its own well.
All irrigation wells and most of the underground water mainline are in place. Each irrigation well is drilled to a different depth, most with bowls and pumps set at ±200 feet, with pumping at ±125 feet. All electric motors are sized with horsepower rating tailored to each individual pivot size and the lift of irrigation water. Irrigation water pumping costs are approximately ±$.0824 kilowatt hour. Water quality is good and aquifer quantities appear to be stable. Reese River Valley is designated an open basin for underground irrigation water appropriation. All irrigation water permits are in good standing with the Nevada Division of Water Resources, and consistent beneficial use of new cropland is per Division requirements. Crops Alfalfa and other forage crops are the primary crops grown in Reese River Valley. Five tons of baled alfalfa hay per acre annually is achievable with proper rotations, good husbandry practices, and proper management. Elevation at the farm is a little under 6,000 feet. The growing season averages ± 110 days annually. Soil Soils on the farm consist primarily of silty loam with strata of fine sand and gravel. There are no signs of alkali concentrations present. The soils are medium to light textured and suitable for cultivation. Permeability is moderate. The farm location and soils do not qualify as wetlands. This property is classified Flood Zone "C" (minimal flooding) by FEMA. Zoning Zoning is A3, general agriculture. Minimum parcel size is 10 acres. Property taxes are assessed in agricultural deferment and current annual taxes are approximately $4,324.00.
Structural Improvements The North Unit (±900 Acres): Home: ±1450 square foot, 3 bedrooms, 2 bath home on five acres with good access. Remodeled in 1999, including a master bath and master bedroom, central air, new roof, new kitchen cabinets, new carpet and vinyl, and all freshly painted. This home could be used as a rental or for farm employees. Domestic well supplies good quality drinking water. The Headquarters Unit (±600 Acres): Main residence: 1994 26' x 67' Fleetwood, 3 bedroom, 2 bath mobile home with a 12' x 12' attached utility room and office on a cinderblock foundation. A 12' x 32' deck with 16' x 12' cover is attached to the rear of the home and a 12' x 37' deck with a 12' x 19' cover is attached to the front entry. Domestic well, electricity, and propane are in place. Lots of windows, a gazebo, a greenhouse, and many extras included. The residential area is nicely landscaped in lawn and trees which are watered by underground PVC waterlines and a sprinkler system. Steel-fenced riding arena. A 50' x 92' (4800 square feet) steel construction Quonset-type shop and storage structure with access at both ends and large enough to store harvesting equipment while doubling as a shop for farm equipment maintenance, is located at the farm headquarters. It is equipped with a concrete floor, 3 Phase electricity, and water. The Rose Unit: (±400 acres) Consists of ±552 acres irrigated by 2 Zimmatic pivots. The balance of the unit can be brought into crop production using one more pivot and the rest by wheel line or flood irrigation. No existing residences. There are two home sites with domestic wells and electricity at the sites. There is an 800 square foot wooden storage building with a metal roof at the Headquarters.
