The subject property is a cattle ranch operation with a total of 4,851.52 fee-owned acres comprised of several noncontiguous units. The topography of the land varies from fairly level irrigated meadow and rangeland to undulating and mountainous native rangeland. Native grazing land parcels include 360.00 acres just south of the headquarters, 1,986.61 acres north of State Highway 379,320.00 acres known as the Green Springs Ranch, and 494.50 acres of scattered parcels (8) within the Forest Service grazing allotment. The 360.00 acres is located just south of the headquarter parcel and is unfenced native dry grazing land with no improvements. The 1,986.61 acres is located approximately 4 miles north of State Highway 379 and is located in both Nye and White Pine counties. It is accessible by Green Springs Road (County Highway 5), a dirt/gravel road. This is a fairly narrow strip of deeded land that is approximately 1/4 mile in width and 11 miles long bordering Bull Creek. Near the northern portion is Bull Creek Reservoir and approximately 60 acres of irrigated pasture that is perimeter fenced along with some of the dry grazing land. Located near the pasture are three older sheds in poor condition and of no contributing value. There are several permitted water rights associated with this area (Permits 16800, 16801, 53160, 53161,53162, and 53162) for a total of 3,520 acre-feet annually, not to exceed 4 acre feet per acre. However, with the exception of the 60 acres of irrigated pasture, the remaining acreage is still native dry grazing land. The 320.00 acre parcel known as the Green Springs Ranch site that is also located on Green Springs Road (County Highway 5), a dirt/gravel road, approximately 20 miles north of the headquarters. There is an older farmstead with numerous older sheds and a residence in poor condition and of no contributing value. This property was once leased to a mining company for use as a headquarters with several RV hookups that are no longer being used. Electricity was provided by a generator that is no longer on site. There is a spring at the east end of the property with permitted irrigation water rights for 320.00 acres and domestic uses. The irrigated acreage has not been irrigated or developed for some time. There is a 50 hp booster pump (US Electric motor #R05ROB50432R-1) for the irrigation water that has not been in use for some time. The property is basically dry grazing land with a farmstead area and a swampy area near the spring. The 494.50 acres of eight scattered parcels ranging in size from 40.00 acres to 120.00 acres and is within the Forest Service grazing allotment. This is unfenced dry grazing land with no water rights or improvements.
