Location:  The subject property for sale is located in Elko County, Nevada.  Elko County encompasses 17,181 square miles (10,995,840 acres).  The subject property is located in a ranching neighborhood, identified as Starr Valley.  The Weathers Ranch is located in Starr Valley 32 miles east of Elko, Nevada and 3 miles south of Deeth, Nevada.  The elevation at ranch is 5500 feet, at the base of the Ruby Mountains, which are to the East of the ranch property and rise to approximately 11,000 feet elevation.

Access:          Via Interstate 80 from Elko, East 32 miles to Deeth Exit 333, thence 3 miles South over graveled County maintained highway.

History:           Originally Homesteaded in 1872 by W.W. and Ester Weathers (Great Grandparents of the present owners).  Also known as the Laurence Ranch. 

Neighborhood:          Starr Valley is being utilized almost entirely for ranching.  Lying at the foot of the Ruby Mountain Range on the south, this area is generally fertile with ample irrigation water for agricultural purposes.  The elevation is from 5,300 to 6,700 feet above sea level.  The climate is arid and cool with an annual temperature of about 50 degrees.  The frost-free period is generally less than 90 days, with an annual precipitation average at 10 inches, except for the Ruby Mountain Range.  Most of the precipitation comes in form of snow in the winter months.  The small drainages, creeks and river bottoms are used basically for raising grass hay in support of the winter feeding requirements and late summer and fall pasture.  Some of the areas receive sub irrigation and are used for pasture also.  The encompassing native dry rangelands, both private and federal, are used for grazing of livestock during spring and summer months.

Land Area:     The property consists of approximately 8171± deeded acres.

Zoning:           O.S.A. (Open Space – Agricultural).  This category allows the present ranch operation to continue as a cattle ranch and for agricultural use.

Taxes: Ad Valorem Taxes for 2004-2005 are $2,809.62

            Personal Property Taxes for 2004-2005 are $60.90

Improvements:           1983 Sequoia (48X24) main home.          

Utilities:          Commercial Power furnished by Wells Rural Electric Company.  Telephone system owned and maintained by Frontier Telephone.  Gas service, which is utilized mostly for heat, is supplied by Wells Propane.

Irrigation Water:         This ranch property has Decreed Water Rights for approximately 773.41.  Harvest rights, with priority dating back to 1872.  The main source is from Starr Creek, Boulder Creek, Ackler Creek, Herder Creek and Brennens Gulch.  These are excellent streams regular and very dependable.  The rights are also bracketed, thus allowing water to be moved or changed from one field to the other in the immediate area as needed.     

Range:            Mostly private grazing with 747 AUM’s for crested wheat.

Crops:            Timothy, Clover and Wild hay is grown on the native meadows.  Harvest averages 500± tons each season.

Hunting:          Ranch is located in Northeastern Nevada in the center of trophy Mule Deer and Antelope country.  Trophy Elk have been taken within one hours drive from the ranch.  Sage grouse and ducks are plentiful in the fall.

Fishing:           South Fork State Recreation Area is 16 miles southwest of Elko, offering boating, fishing, water skiing, swimming & camping in developed sites. Also offering these activities is Wildhorse State Recreation Area, located 47 miles north of Elko. Angel Lake, 12 miles south of Wells, offers boating, trout fishing and hiking trails. Crittenden Reservoir, northeast of Wells, offers good Rainbow Trout and Largemouth Bass fishing.

Sports:    
        Winter snows afford excellent snowmobiling and skiing.  Summer offers swimming, boating and waterskiing.  Backpacking and horseback riding are available in some of the prettiest country in Nevada.

Potential:        The future potential for this property would make a working cattle operation with a possible dude ranch or outfitters headquarters.

School:           School bus service to Wells Combined School, which is 20 miles away.  Great Basin College of Elko, is a growing 4 year college.

Mail Service:  Post Office is just 3 miles to the north, Deeth, Nevada 89823.

Shopping:      The town of Wells offers a grocery/dry goods store, a restaurant, two motels, two bars, a Laundromat, two R.V. parks, a gas station, and the USFS offices.

Airports:         33 miles to Elko Municipal Airport, which is served by Sky West (Delta) and Red Lion Casino Express.  12 miles to the Wells landing strip.  110 miles to Twin Falls Airport, this is served by Sky West (Delta).

Medical:         A fully staffed hospital, Northeastern Nevada Regional Hospital, is located in Elko, which is 32± miles to the west.
